If you file a complaint with the Franklin County Board of Revision, you're entitled to present your case to a three-member board. How Franklin County hearings run
- The Board sits as three hearing officers — the Auditor, the Treasurer and a County Commissioner or their designees — and hears complaints about the Auditor's appraised value, not about the tax dollars you pay.
- Hearings are currently held by Zoom; if you want an in-person hearing instead, contact the Board at least 10 days before your scheduled date.
- Hearings are open to the public and are video recorded.
- Your case may be picked for mediation, a less formal conversation that can resolve a complaint faster.
- If the decision goes against you, you generally have 30 days from the mailing date to appeal to the Ohio Board of Tax Appeals or the Court of Common Pleas.

What to bring
Bring only what supports one point: that the county's appraised value is higher than the market supports for your home.
Your proof that the value is too high
- •2–5 recent sales of similar homes nearby, with addresses and sale dates
- •A one-page summary showing those sales per square foot next to your county value
- •Photos of anything that lowers your home's worth (roof, foundation, water damage, outdated kitchen)
- •Written repair estimates or contractor invoices
- •Your closing statement if you bought in the last few years
- •A private appraisal, if you have one
Your property records
- •The value notice or final value letter from the Auditor
- •Your parcel number and the appraised value you're complaining about
- •The Auditor's property record card (square footage, bedrooms, bathrooms, lot size)
- •Proof of any record error — floor plans, permits, an engineer's letter, or photos of the real layout
Copies and a way to present
- •Three copies of every page — one for each hearing officer, one for you
- •A one-page outline of what you'll say, in the order your evidence is stacked
- •A notebook to write down the Board's questions and your decision date
- •Your confirmation or case number from when you filed
